Bel air homesThe area made up of Bel Air, Holmby Hills and Beverly Hills is known as “The Golden Triangle”. Established in mid-1920, zoning was implemented to guarantee large lot size, with electric and telephone poles buried beneath the wide, tree-lined streets to help preserve the landscape. To this day, this area remains free from overdevelopment thanks to city and community desire to maintain prestigious and grandiose estates. Bel Air and Holmby Hills are secluded and well-maintained. There are only three roads with access to Bel Air: Benedict Canyon Drive, Beverly Glen Road and Bellagio-Roscomare Drive, so traffic is minimal – a rarity in Los Angeles! And homes found in both Bel Air and Holmby Hills have a lush, spacious feeling not found in other locations around Los Angeles. Bel air traffic

Residences range from single-level ranch and two-story configurations to mansions. Some residences in Bel Air have magnificent views of the Los Angeles basin, Catalina Island, and the Bel-Air Country Club. Several Holmby Hills residences favor the more traditional Tudor style over modern designs.  

There is a vibrant, active community in Bel Air and the quiet neighborhood is safe and protected from through fare. Residents of Bel Air are considered in their own community (it even employs its own police force) even though they are technically part of Los Angeles District.

Holmby Hills is south of Sunset Boulevard and east of Beverly Hills. One of the many draws to this area is Holmby Park, a favorite destination for families because of its two playgrounds, an 18-hole 3-par golf course and Lawn Bowling. Famous residences in this area include the Playboy Mansion West and the mansion of the late Arron Spelling.

Bel Air and Holmby Hills schools are zoned in the Los Angeles Unified School District. Worth noting, Holmby Hills residents are served by Warner Elementary School, which scored 932 on a scale of 1,000 on the Academic Performance Index for 2003 (Wikipedia 2006). As of June 2008, single family homes for sale in Bel-Air/Holmby Hills area range from a 4-bedroom, 4-bath home at $1,049,000 to a 5-bedroom, 5-bath gated traditional estate for $9 million. According to the Multiple Listing Services, the median price for a single family home sold in the first six months of 2008 was $2,325,000 and the high price home sale reported was $8,200,000.

There are very few condominiums in the area. The most recent information shows prices of condos on the market as of  June 2008 range from $599,000 for a 2-bedroom, 2-bath unit to $649,000 for a 2-bedroom, 2-bath townhouse.  

Residential leases range from $2,750 per month for a 2-bedroom, 2-bath house to a lease of a 6-bedroom, 9-bath furnished home overlooking Bel Air Golf Course for $100,000 per month.
